Ball joint boot not holding grease

My passenger side upper ball joint boot is not holding grease. When I pump grease it just comes right out of the boot and the boot is not firm to touch like the other 3. I've been noticing the boot being cracked and dry-rotted since I bought the truck at 77K miles. It has 86K on it now. Should I replace the ball joint? Wait for the joint to wear out?
